Southwest Florida Economic Overview

The economic landscape here is different than other parts of the country. Prosperous tourism and part-time residents give Naples a strong season in winter. Collier County (where Naples is located) population rises by one-third during season, creating a boom for local retail and restaurants. While Collier County's year round residents near 300,000 persons, seasonal estimates are nearly 420,000. More part-time residents are making Collier County their full-time home, spurring significant business growth in the area. Naples continues to have one of the strongest economies in the State of Florida, with one of the lowest unemployment rates, highest rates of job creation, and average wages. Collier County is the largest county in total land area in Florida. Vast amounts of land and geographic boundaries, either natural or man made, have spawned various residential communities.

As Baby Boomers retire and move to Florida, this region is poised to become the ideal market to introduce new goods and services. Widely regarded as having more millionaires per capita than any other area in the U.S., Naples residents, on average, receive more of their income from unearned sources. High dividend, rent, and interest income are all results of investment, and no area in the country has more income from these sources than Collier County.

Leading states with people moving here have been: New York, Ohio, New Jersey, Massachusetts, Illinois and Pennsylvania. In fact, Collier County, Florida was the second fastest growing area of the U.S. in 2005. The most conservative estimates of the 2010 population place Collier County's population at more than 380,000, with the year-round resident population exceeding 500,000 around 2025.

Ave Maria University

The largest construction project in the United States, the master-planned 5,000 acre town of Ave Maria and Ave Maria University (AMU) founded by Tom Monaghan, is being developed just a short drive from Naples.

La Piazza, the vibrant town center is encircled by retail, commercial, residential, a health clinic, safety and service facilities and a private K-12 school. Attractively priced pre-construction single family homes, villas, attached villas, and carriage homes are currently featured. Estate homes are planned for future development.
